Memo to the Planning Commission/CU 7-4 <br /> February 25, 1997 <br /> Page 2 <br />opportunity for the entire family and has a wide variety of menu selections. <br />The restaurant also tries to create a neighborhood atmosphere with its <br />internal decor and ambiance. <br /> <br />The centrally located bar area will have two TV's in close proximity for added <br />entertainment. The proposed restaurant will not include any "live" <br />entertainment. <br /> <br />Hours of Operation <br /> <br />Applebees' proposed hours of operation are as follows: <br /> <br /> Monday through Thursday <br /> Friday and Saturday <br /> Sunday <br /> <br />Site Plan <br /> <br />llam to 12 midnight <br />llam to l:30am <br />10 am to 12 midnight <br /> <br />The proposed site plan is very similar to the concept plans that were <br />submitted along with the Heying Addition plat. The one modification that <br />has taken place is an adjustment of the parking area adjacent to Freeport <br />Avenue. Originally, the parking stalls that are now along Freeport Avenue <br />were adjacent to the proposed building. This presented a concern from the <br />standpoint the drive aisle would only be approximately 25 feet from the <br />travel lane of Freeport Avenue. By adjusting the parking lot as shown on the <br />plans, the distance from Freeport Avenue to the interior parking area has <br />now become approximately 45 feet. This additional distance allows greater <br />stacking of vehicles on the interior, as well as a better opportunity for <br />vehicles entering the site to get off of Freeport into the parking area. <br /> <br />Much like the Hohday gas station, the Applebees Restaurant is oriented <br />towards Freeport Avenue. The service and refuse collection area is then <br />located to the east side of the building in an enclosed area with a brick <br />material to match the exterior of the building. <br /> <br />Parking/Traffic Circulation <br /> <br />Access to the Applebees site will primarily occur off of the proposed curb cut <br />off of Freeport Avenue. In addition, all of the lots within the Heying Addition <br />will have a common driveway connecting each site internally without having <br />to use Freeport Avenue. This overall design will eliminate unnecessary trips <br />onto Freeport from one site to the next, rather allow for convenient <br />movements on-site. <br /> <br />s:\planning\pc\cu97-4.doc <br /> <br /> <br />
