PAUL <br />WASECA <br /> <br />As requested, we have reviewed the package submitted for the proposed Cherrywood <br />Hills Addition. The packet of information was together by Passe Engineering, Inc., and <br />consisted of a preliminary plat, preliminary utility plan, and a preliminary grading plan. <br />All three of the drawings were dated October 25, 1996. Based upon our review, <br />comments received at the staff review meeting, and a meeting with the Developer and his <br />engineer, we offer the following comments: <br /> <br />A. PRELIMINARY PLAT <br /> <br />The Park and Recreation Commission has met to discuss this plat and has <br />decided that no park land is necessary. Therefore, the park should be <br />eliminated. <br /> <br />Along the south edge of the proposed plat, the right-of-way for 193rd Avenue <br />should be shown. <br /> <br />Where Highland Road meets County Road 77, there should be a section of <br />tangent provided at the intersection. Even though Highland Avenue to the <br />east of County Road 77 is not quite square, coming into the intersection at an <br />85 ° angle, the right-of-way on the east side is large enough to facilitate a' <br />road section that is perpendicular to County Road 77. Therefore, the <br />Highland Road right-of-way on the west side should also be perpendicular <br />and provided with a section of tangent approximately 100 feet long to allow <br />traffic to come into the intersection square for the best sight lines. <br /> <br />Lot 7, Block 2, is a somewhat odd shaped lot in an effort to save the existing <br />home on the site.
