Memo to the Planning Commission Page 3 <br />January 28, 1997 <br /> <br />sodded and have underground irrigation installed as set forth in the PUD <br />agreement for Hillside Crossing. <br /> <br />Si~nage <br /> <br />The Hillside Crossing Planned Unit Development Agreement was approved <br />with signage requirements that could be carried out through the entire <br />development. When the Sax Foods facihty was developed there was specific <br />signage approved as part of that project. In addition, other criteria were <br />established for the remaining lots in the Hillside Crossing project. With the <br />liquor store being the first free-standing site in Hillside Crossing, one of the <br />sign requirements in the PUD agreement has raised some concern. The <br />allowable wall signage is currently limited to one wall sign. This condition is <br />different than the sign requirements in the Elk Park Center Planned Unit <br />Development agreement which allows one wall sign for every free-standing <br />building, and two wall signs for those lots which have frontage on two streets. <br />In discussing this with the developer of Hillside Crossing, it was agreed that <br />the Planned Unit Development for Hillside Crossing be amended to be <br />consistent with the Elk Park Center sign requirements. <br /> <br />The signage proposed for the liquor store includes one wall sign on the south <br />elevation facing 193rd and one wall sign facing the west directed toward <br />Highway 169. In addition to these wall signs, there is an electronic reader <br />board which will be oriented directly toward the intersection of Highway 169 <br />and 193rd. <br /> <br />There is no free-standing signage proposed at this time, however, the hquor <br />store will utihze one of the available spaces on the Sax Foods free-standing <br />sign along Highway 169. <br /> <br />Building Materials <br /> <br />The building materials will consist primarily of brick with a soft earthtone <br />color. Through the center of the building, a raised pre-finished metal roof <br />will be installed with a green color matching the green on the Sax Foods <br />building. The building's orientation will be towards the Highway 169/193rd <br />Avenue intersection with the service area along the north side of the <br />building. <br /> <br />Recommendation <br /> <br />It is recommended the Planning Commission recommend approval of the <br />conditional use permit request for site plan review to construct a 12,818 sq. <br />ft. hquor store facihty and amending the Hillside Crossing PUD Agreement <br /> <br />s:\planningXpckcu96-28.doc <br /> <br /> <br />
