Box 490 <br />Elk River, MN 55330 <br /> <br />RE: NORTHBOUND LIQUOR STORE SITE PLAN REVIEW <br /> <br />Dear Mr. Ach: <br /> <br />As you are aware, the proposed Northbound Liquor Store development located at the <br />corner of 193rd Avenue and Evans Street NW in the Hillside Crossing development is a <br />City project. As such, we have prepared the Preliminary Grading Plan and Preliminary <br />Utility Plan for the site. There are just a few items I believe are worth noting. They are <br />as follows: <br /> <br />The site will receive sanitary sewer and water service from the existing stubs <br />located at the southern portion of the site off of Evans Street. <br /> <br />The existing hydrant located along Evans Street at the southeast corner of the lot <br />will need to be relocated at a location determined by the Fire Chief for providing <br />better fire protection to the building. <br /> <br />There is an existing catch basin on Evans Street which will fall into a driveway <br />opening for the site. This catch basin will need to have the casting changed to one <br />that is appropriate for a driveway location. <br /> <br />The proposed storm sewer for the site wilt pick up the drainage internal to the site <br />and will also provide an extension into the TH 169 right-of-way to intercept <br />highway ditch flow before it can enter the Liquor Store site overland. This <br />proposed catch basin and grading in the TH 169 right-of-way will require a <br />MnDOT permit. <br /> <br />The Preliminary Grading Plan shows how up to eight vehicles with trailers could <br />be parked on the site.
