We are capable of <br />developing a construction budget during the preliminary design / development phase of a <br />project. We also provide value engineering services. Greystone will participate as a team <br />member together with the owner and design professionals during the critical planning and <br />design / development phase of the project. This team approach will provide the owner with <br />information required to make project decisions. Up front construction costs can be weighed <br />against long term operating costs. Design options can be considered with accurate pricing <br />information available. <br /> <br />Greystone will develop and maintain a project schedule which will incorporate all aspects of <br />the project such as: <br /> * Design time requirements <br /> * Owners critical needs <br /> * Procurement lead times <br /> * Construction sequencing <br /> <br />Other construction management services provided by Greystone include: * Solicitation and qualify contractors, vendors and suppliers <br /> * Administration of contracts, design changes, construction change orders <br /> * Review and approve monthly draw requests <br /> * Coordination and documentation of soil testing, surveying, environmental <br /> assessment surveys, building permit application, etc. <br /> * Professional project management team including project manager, project <br /> superintendent and other management professional as required per project <br /> * Project close-out services including punch list coordination, lien waivers, payroll <br /> deduction verifications (IC-134 forms), warranty documentation, as-built <br /> drawing coordination, retention payments, etc. <br /> * Project general conditions as determined necessary including, site office trailer, <br /> office equipment, temporary facilities, etc. <br /> * Project safety policies, inspections and enforcement <br /> <br />In conjunction with our construction management services Greystone Construction can <br />perform general construction work. We employ skilled tradesman which give us the option <br />to perform concrete work, carpentry work and building erection with our own crews. <br />employing our own tradesmen can help expedite construction schedules and help control <br />construction costs especially during peak construction periods. <br /> <br />Our experience in performing construction work makes Greystone a better construction <br />manager. We are not simply a contract administrator. We understand construction <br />techniques, costs, sequencing, scheduling, labor issues, subcontractor coordination issues, <br />etc. <br /> <br /> <br />
