Greystone's fee was reduced from 4.5% of <br />construction costs to 3.8%. <br /> <br />As we discussed, the advantages of construction management for this project are as follows: <br /> <br /> · Better coordination between general construction activities and Owner furnished <br /> equipment such as coolers, P.O.S. equipment, cash wraps, shelving, racks, etc. <br /> <br /> · Lowered construction costs because of greater exposure to a larger variety of <br /> subcontractors. <br /> <br />The construction manager is hired by the city and, as such, is looking out for your <br />interests instead of a general contractors. <br /> <br />Because of the small size of this project, if the city did not hire a construction <br />manager, there could be general contractors bidding this project that may not be <br />qualified from a technical or experience standpoint to build this project, and if they <br />were the low bidder and complied with the bidding requirements, the City would have <br />to award them the project. <br /> <br />A construction manager would be a member of the design team providing value <br />engineering services during the design and construction document phases assisting the <br />city in making value decisions for the project to keep the project on budget and <br />provide the most "bang for the buck". <br /> <br /> <br />
