The reason a Registered Land Survey is needed to <br />accomplish this split is because the land is torrens. Based on our review, we would offer the following <br />comments: <br /> <br />It should be a condition of the approval of the Registered Land Survey that a portion of Lot <br />10 be attached to Lot 11 and a portion attached to Lot 9. We do not want to create two <br />substandard lots. <br /> <br />The five-foot wide drainage and utility easements along tl~e common boundaries with Lot <br />11 and Lot 9 need to be vacated. These should be vacated from, but not including, the <br />ten-foot drainage and utility easement along the Lander Street frontage to the large <br />drainage and utility easement at the rear of Lot 10. This vacation needs to be <br />accomplished by a separate document and cannot be included on the Registered Land <br />Survey. <br /> <br />A new ten-foot wide drainage and utility easement, five feet on either side of the newly <br />created lot line down the center of Lot 10, needs to be given.
