The land is currently vacant. <br />GRE has requested rezoning of the property from R-3 (Townhouse/ Multiple Family Residential) to I-1 <br />(Light Industrial). While no formal use of the property has been requested, GRE suggests that the <br />property might be used for outdoor storage at some point in the future. Outdoor storage is a conditional <br />use in the I-1 zoning district and a public hearing will be part of that review. <br />Comprehensive Plan <br />The 2004 Comprehensive Land Use plan identifies the subject parcel as Light Industrial. This rezoning <br />would remove an inconsistency between the Zoning and Land Use Plan. <br />Public Comment <br />One letter in opposition has been received. Gary Janish, manager of the Carson Street Station retail <br />center noted his concerns with additional traffic on Carson Street. No traffic onto Carson is proposed. <br />During the Planning Commission meeting, a resident spoke of concerns with property values, <br />questioning the impact industrial zoning would have on his parcel. <br />Planning Commission Comments <br />Commissioners questioned the types of uses that the property could be used for if zoned Industrial. <br />Commissioners noted the concern with traffic on Carson and recognized that traffic impacts would be <br />reviewed more closely as part of the site improvement. <br />FINANCIAL IMPACT <br />None <br />C:\Documents and Settings\XPMUser\L ocal Settings\Temporary Internet Files\OLK66\ZC 10-08 GRE SR to CC 8-16-10.doc <br />
