Memo to City Council/Cobom's Incorporated <br />October 15th, 2001 <br />Page 2 <br /> <br />Overview <br /> <br />The request consists of adding a canopy covered drive-up pharmacy window on the <br />northwest corner of the existing Coborn's store. <br /> <br />Design Standards <br /> <br />The canopy facia will be an Aluminum Composite Metal panel system. The canopy will be <br />supported with two support columns placed within the new curb island. The columns will <br />have a rock face concrete masonry unit base with architectural metal wrap on the remainder <br />of the column. <br /> <br />Landscapin~ <br /> <br />There was no landscape plan submitted, as there is no requirement for any additional <br />landscaping. <br /> <br />Parking and Circulation <br /> <br />With the addition of the drive-up pharmacy window there will not be any additional parking <br />requirements and existing parking will not be affected by the addition. <br /> <br />There is concern that vehicles exiting the drive-up window have the ability to drive into the <br />pedestrian circulation of the entrance/exit doors of the store. A planter shall be placed at <br />the end of the drive-thru lane to prevent vehides from driving into the pedestrian circulation <br />as they exit the building. <br /> <br />The proposed curb island possibly will create a problem as vehicles might try to "cut" the <br />corner to enter into the drive-thru lane, should they not make the turn they will need to <br />back-up to realign their vehicle, thus blocking the parking lot drive lane. If the island were <br />to be extended to the north, it would place the vehicles farther out of the parking lot drive <br />lane. <br /> <br />To prevent wrong way traffic form entering the drive-thru, appropriate signage should be <br />placed at the exit of the drive-thru. <br /> <br />Sewer and Water <br /> <br />The proposed addition does not affect sewer and water services. <br /> <br />Drainage and Utilities <br /> <br />The proposed addition does not affect drainage and utilities. <br /> <br />S:\PLANNING\Chris LkMemo's\City CouncilkCU 01-34.DOC <br /> <br /> <br />
