The 43.66-acres aze what the commission will be reviewing. <br />The proposed plat will have approximately 670-feet of frontage along Jarvis street. This road <br />currently serves other industrial uses in the area as well as to the north. Jarvis street has the <br />possibility of being upgraded to a collector road which would eventually connect to County Road 12 <br />via Fillmoxe Street. <br />Comprehensive Park Plan <br />The Comprehensive Pazk Plan does not indicate any park tazget azea but does indicate a trail <br />corridor along Jarvis Street. Given the limitations of the site with existing parking azeas and the <br />potential of Jarvis being upgraded to a collector road in the future, staff would recommend that a 10' <br />wide trial easement be placed along Jarvis Street. <br />Recommendation <br />Given the Comprehensive Pazk Plan, staff recommends that the Parks and Recreation Commission <br />recommend that park dedication be paid in the form of cash with the following conditions: <br />1. Park dedication shall be in the form of cash for 43.66-acres at the rate applicable at <br />the time of final plat approval. <br />2.
