Although the property is within an Axea Wide/Conservancy target there is not a large <br />enough contiguous piece on this property that would work with other properties in the area. <br />A trail corridor is indicated on the west portion of the property along County Road 121. <br />The plat does provide fora 100-foot right-of--way which should be enough room for a <br />detached trail. <br />Natural Resource Inventory <br />The Natural Resource Inventory does indicate several natural resource areas on the property. <br />Staff and the Planning Commission will evaluate the value of these communities to the plat <br />and make appropriate recommendations to the City Council as part of the staff report. <br />Parks and Recreation Dedication Recommendation <br />Given the Comprehensive Paxk Plan, staff recommends that the Parks and Recreation <br />Commission recommend that park dedication fox four be paid in the form of cash with the <br />following condition: <br />1.
