Memo to Mayor & City Council/P 01-16 & P 01-19 <br />October 8, 2001 <br />Page 2 <br /> <br />Additions received final plat approval on May 15, 2000. The Fifth Addition included 77 <br />townhomes and the Sixth Addition included 58 single family lots. To date, according to the <br />developer, all of the townhouse lots have been sold and according to Building Department <br />records there are 27 single family lots remaining. <br /> <br />Trott Brook Farms 7t~ Addition <br /> <br />The Seventh Addition includes 36 single family lots located east of Trott Brook Parkway. <br />This addition will include platting a portion of Olson Street and a portion of 183rd Avenue. <br />The final plat is consistent with the preliminary plat. <br /> <br />Trott Brook Farms 8t~ Addition <br /> <br />The Eighth Addition includes 55 single family lots located in the north east corner of the <br />project. This addition will include platting Trott Brook Parkway north through the project to <br />the intersection with Twin Lakes Road. Also included as part of this phase is the platting of <br />the north half of Olson Street. The final plat is consistent with the preliminary plat. <br /> <br />Park and Recreation Requirements <br /> <br />Included as part of the park and recreation requirements for Trott Brook Farms was a trail <br />corridor along Trott Brook. This corridor will extend along 8 lots in the 7~h Addition (Lots 2- <br />6 and 8-10, Block 2) and 3 lots in the 8~h Addition (Lots 2-4, Block 1). It was recommended <br />that a 50 foot wide corridor be included along Trott Brook. The 50 foot wide corridor would <br />correspond with the required 50 foot setback from the brook and would roughly correspond <br />with the limits of the flood plain in this area. The proposed trail will extend north from <br />County Road 12, through the 5~ Addition and continue through portions of the 7~h and 8th <br />Additions. <br /> <br />Grading, Drainage and Utilities <br /> <br />The City Engineer will be available to answer questions regarding grading, drainage and <br />utilities. The developer has been working with the City Engineer to address outstanding <br />engineering issues. Included as part of the Eighth Addition, utilities will be extended along <br />Trott Brook Parkway to Twin Lakes Road. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the attached resolutions granting final plat <br />approval for Trott Brook Farms 7t~ and 8~ Additions with the following conditions: <br /> <br />1. All comments raised by the Department of Natural Resources be incorporated into <br /> the plats. <br />2. Each lot shall receive 1 street tree and one front yard tree; corner lots shall receive 1 <br /> street tree and 1 front yard tree per street frontage. <br /> <br />S:\PLANNING\SCOTTkTBF7&8.DOC <br /> <br /> <br />
