• <br /> <br />• <br />HILLSIDE HEIGHTS <br />~ This district showcases <br />a range of housing <br />_a options and takes <br />" ~ advantage of wetland <br />', <br />views and wooded <br />I rolling topography. A <br />~ design priority will be <br />creating a physical <br />connection between <br />Hillside City Park to the north and the <br />large wetland complex on the southern <br />boundary and developing park spaces <br />and a continuous public trail network <br />along the periphery of the wetland. <br />The internal street network connects <br />with the existing street network on <br />adjacent property and establishes smaller <br />organized development parcels within the <br />district. Housing types respect adjacent <br />uses by scaling down from larger stacked <br />housing near the intersection of 75th <br />Avenue and Twin Lakes Parkway to more <br />detached villa & townhome housing types <br />near the existing single-family uses to the <br />east. <br />Building placement emphasizes the <br />street within the center of the district, <br />taking advantage of long views across <br />the wetland and preserving existing <br />woodlands in the north.
