This location was picked because it is in a low area, out of the <br />wind and generally screened from adjacent properties by existing vegetation. <br /> <br />Addition to Existing Storage Building <br /> <br />The applicant is proposing to construct a 100' X 60' (6,000 sf.) addition to the existing <br />storage building. The existing building is used to process and package peat and for the <br />storage of vehicles. The applicant has found that they need additional area for storage and <br />loading the packaged material on to trucks. The proposed addition is planned to meet those <br />needs. The addition is designed as a lean-to that will be enclosed completely on three sides <br />and partially enclosed on the fourth. The Building Official does not have any outstanding <br />issues regarding the peat processing nor has he received any complaints about the operation. <br />Some minor grading will be needed to prepare the building site. <br /> <br />New Building <br /> <br />The proposed new building will be 120' X 60' (7,200 sf.). It will be located about 200 feet <br />north of the existing building. The building will also be considered "temporary" because of <br />the long range plans to mine the area. The 7,200 square foot building will be a metal pole <br />building similar to the existing building. The new building will include restrooms and an on- <br />site septic system. This building will be used by the applicant to manufacture concrete septic <br />tanks. A portable concrete mixer will be brought to the site, concrete will be poured into <br />molds and the molds will be left to cure. The tanks will then be shipped offsite. Some minor <br />grading will be necessary to prepare the site. Two current employees will be working at this <br />site. Parking will be provided in the current employee parking lot. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on August 28th no one spoke at the public <br />hearing. The Commission questioned the applicant about any additional truck traffic that will <br />be generated by this project. The applicant explained that there would likely be about 20 <br />additional truck trips generated by this project. The Commission recommended approval of <br />the conditional use permit. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council approve the request <br />for an amendment to a conditional use permit to allow construction of an addition to an <br />existing storage building and the construction of a second storage building to be used to <br />manufacture septic tanks. <br /> <br />Document2 <br /> <br /> <br />
