Memo to Planning Commission/L & W LLC (Deano's Collision) <br />August 28th, 2001 <br />Page 3 <br /> <br />Drainage and Utilities <br /> <br />The City Engineer's memo addresses site drainage and utilities. <br /> <br />Planning Commission Action <br /> <br />The Planning Commission discussed where on site the dumpsters would be located and <br />concurred that they need to be within the fenced in area and screened from public view. <br />There was also concern with the screening of the fenced area and preferred it be screened <br />with landscaping as suggested by staff. <br /> <br />The Planning commission voted unanimously to recommend approval of the request to the <br />City Council with the conditions recommended by staff. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council approve the request <br />with the following conditions: <br /> <br />5. <br />6. <br />7. <br /> <br />The final plat of the K&L Addition shall be recorded prior to issuance of a <br />building permit. <br />All comments of the City Engineer are addressed. <br />Exterior building materials shall comply with the city's current commercial <br />building standards. <br />All outdoor storage shall be confined to the fenced area. <br />All outdoor storage shall be screened through landscaping and/or berming. <br />A landscape plan shall be submitted for staff to review and approve. <br />Connect to sanitary sewer and water prior to issuance of a Certificate of <br />Occupancy for the addition. <br />One additional handicap parking stall shall be provided for the Deano's Collision <br />building. <br /> <br />S:\PLANNING\Chris L\City CouncilkCU01-30-CC.DOC <br /> <br /> <br />
