Box 490 <br />Elk River, Minnesota 55330-0490 <br /> <br />RE: ELK PATH BUSINESS CENTER SECOND ADDITION <br /> <br />Dear Ms. McPherson: <br /> <br />As requested, we have reviewed the final plat for Elk Path Business Center Second <br />Addition. This final plat creates one lot in Outlot A from the first addition. The lot that is <br />created is south of Business Center Drive and immediately west of the Sherburne <br />County Government Center. The lot is approximately two acres in size and anticipated <br />to hold an office building development. Access off of Business Center Drive should be <br />at the west lot line and should be a shared access with a future lot to the west of this <br />site. The access should also line up with a future access into Outlot C north of Business <br />Center Drive. Since this is the only location access should be allowed off of Business <br />Center Ddve; the remaining frontage along Business Center Drive should be shown as <br />limited access on the final plat. We would also note that the drainage and utility <br />easement typical shown on the final plat is incorrect. The side yard drainage and utility <br />easements are five feet on each lot for a total of 10 feet, not 10 feet on each lot as <br />shown in the typical example. <br /> <br />If you have any questions regarding any of these issues, please call. <br /> <br />Sincerely, <br /> <br />Howard R.
