As offices are a permitted use within the Business Park zoning district, only staff <br />approval will be required. <br /> <br />The proposed lot meets the dimensional requirements of the Business Park District for lot <br />area and lot width. <br /> <br />The developer has prepared an overall concept plan for development of the remainder of <br />Outlot A, Elk Path Business Center that will be discussed under "Other Business" during <br />the Planning Commission meeting. <br /> <br />The City Engineer has reviewed the plat and his comments regarding easements and access <br />control are outlined in his memo. He suggests that only one access onto Business Center <br />Drive be allowed. <br /> <br />Park Dedication <br /> <br />The Park and Recreation Commission reviewed the request for park dedication purposes <br />and recommended that cash be accepted for this lot. <br /> <br />Planning Commission Action <br /> <br />The Planning Commission conducted a public hearing at its August 28, 2001 meeting. No <br />one spoke for or against the request. The Planning Commission voted unanimously to <br />recommend approval of the request to the City Council with the conditions recommended <br />by staff. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council approve the <br />preliminary and final plat of Elk Path Business Center with the following conditions: <br /> <br />I. THE LOT BE LIMITED TO ONE ACCESS POINT ON BUSINESS <br /> CENTER DRIVE. <br /> <br />PARK DEDICATION FEES BE PAID PRIOR TO RECORDING THE <br />PLAT WITH SHERBURNE COUNTY. <br /> <br />STORM WATER MANAGEMENT FEES BE PAID PRIOR TO <br />RECORDING THE PLAT WITH SHERBURNE COUNTY. <br /> <br />S:\PLANNINGMVlICHMC\CCREPRTS\P01-17.DOC <br /> <br /> <br />
