F. EXISTING LAND USE /ZONING 9 <br />The City has a total area of approximately 28,190 acres. This land has been designated for a <br />variety of integrated land uses on the Land Use Map (1995) (Figure 2 -Q) and the Zoning Map - <br />1995 (Figure 2 -R). An inventory of acreage for the land uses is presented in Figure 2 -S (Land Use <br />Evaluation). <br />Based on how land is currently being used, the acreage associated with the broad land use <br />categories are: <br />1. Agricultural /open space 19,560 acres (69 %) <br />2. Residential 5,520 acres (19.6 %) <br />3. Commercial 660 acres (1.3 %) <br />4. Industrial 1,250 acres (4.4 %) <br />Based on the Zoning Map, the acreage associated with the broad land use categories are: <br />1, Agricultural 9,266 acres (33 %) <br />2. Residential 16,526 acres (58 %) <br />3. Commercial 853 acres (3 %) <br />4. Industrial 1,545 acres (6 %) <br />An important factor in the land use evaluation is the amount of severely restrictive land in each <br />category. This information is also available in Figure 2 -S. For example, in R -1 A zoning district, <br />there are a total of 11,492 acres. Of this area, 1,642 acres (24 %) is considered restrictive and will <br />have to be further assessed for development potential. 0 <br />13 <br />
