Ach, City Planner_,,�� <br />DATE: October 24, 1995 <br />SUBJECT: Conditional Use Permit Request by <br />Novco, Inc., Public Hearing Case No. <br />CU 95 -23 <br />Novco, Inc. is requesting a conditional use permit to construct a second <br />principal structure and operate a truck terminal on an industrial lot in Rail <br />10 Industrial Park. <br />Back - 'round <br />This item was presented to the Planning Commission on September 26th. <br />The Planning Commission tabled this item until the October 24th meeting to <br />allow the applicant an opportunity to prepare a site plan illustrating the <br />existing and proposed improvements to the property. Since the Planning <br />Commission meeting, the applicant has submitted a plan to staff outlining <br />the existing conditions, as well as the improvements they would like to <br />install. <br />Please refer to the attached Planning Commission report dated September <br />26, 1995, for additional information on this particular request. <br />Revised Site Plan <br />Attached are two exhibits for the Planning Commission's consideration. The <br />first is a plan submitted by the applicant (Novotnys) illustrating the existing <br />conditions and the improvements that they would like to install. The second <br />exhibit is the same site plan with some modifications made by staff that will <br />be recommended to the Planning Commission. The two primary differences <br />between the plans submitted by Novotnys and staff's recommended plan is <br />the following: (1) As outlined at the last Planning Commission meeting, <br />Novotny's current parking area consists of both a bituminous surface as well <br />13065 Orono Parkway - P.O.
