9563 <br />SUMMATION <br />13 <br />Our preceding analysis indicates that market benefits for the various land types are as <br />follows: <br />Residential Lands $5,700 <br />Industrial Lands $5,300 <br />Commercial Lands $6,000 <br />The estimates of market benefit are .very similar and supportive of one another. <br />Our analysis of residential lands benefited from eight comparable sales. The residential <br />study has, by far, the strongest evidence and support. <br />The commercial and industrial analysis suffer from a lack of data. Two sales were paired <br />in our commercial analysis, and three sales were paired in our. industrial analysis. <br />However, these pairings yield results which are. very similar to results obtained from the <br />• residential study. As such, the residential analysis lends strong support to the commercial <br />and industrial studies. <br />We conclude that the market benefit of water and sewer trunks, to lands within the study <br />area, .range from $5,300 to $6,000 per acre. <br />• <br />Peter J.
